Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to ensure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one-half hour before closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $45 per person 18 and older occupying the apartment. You may pay these online by credit card or in our office with a money order or cashier’s check. All application fees are nonrefundable.

The monthly water, sewer, and trash are covered with a monthly utility fee. Residents are responsible for gas and electric bills. These are sub-metered, and the bills that arrive directly to you are your actual usage.
The security deposit will vary. Please get in touch with the office for up-to-date information.
Rent is always due on or before the first of the month, and a $75 late fee is assessed on the 3rd or 8th of every month (Sundays and holidays are not exempt. Dates vary by lease agreement effective date).
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. More details about our pet policy can be viewed on our Pet Policy page.
Resident Questions
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please get in touch with the property manager as soon as possible in this situation. You must provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate parking. If someone is permanently moving in, they must fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, before move-out. If you need to move out at the end of your lease term, please remember to come in 60 days before the lease expires to provide your written notice.
Yes, there are cable companies that service this area. You can ask our leasing office for more deals from our local cable representatives!
Grills are not permitted within the community.
If you are locked out during business hours, you can come to the office to be let back in your apartment. Please do not call emergency maintenance. You must call a locksmith if you are locked out after regular business hours.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

I love this apartment complex. It is close to everything in Fenton. The ladies in the office are very helpful. They allow dogs and cats here. They have a small fenced-in area for the dogs to play inside the complex. They have a playground for the kids and a swimming pool.

...Some of the apartments are large inside compared to others complexes. I rented a one bedroom 900 square feet! Living room and bedroom were very large in size! The apartments have 3 floors and some have balconies! The units all have washers and dryers in them as well as dishwashers and garbage disposal and microwave! It also has a park for the kids.

My husband and I love living here. It’s super clean, feels very safe, and is very friendly. The new management seems great so far, no complaints there. We love how close it is to everything in Fenton - grocery stores, restaurants, places to hang out. Definitely recommend if you’re looking for a place to live in Fenton!!
